This is not true. There are no such direct talks currently taking place. Khamenei is opposed to them. While the Pezeshkian government is open to negotiations, Trump's recent reimposition of 'maximum pressure' forced even Pezeshkian to reject negotiations as things stand.

Appears to have let go of Assad.

Syrians made their choice (with some help from Turkey and USA). Not much Iran can do about it.

Arabs are now under pressure but this could lead to them coming up with a effective stance.

I would be happy if this happened, but this is naive given all the evidence we have to the contrary.

Why would Netanyahu not take advantage of the favorable circumstances to find a 'Final Solution' to the 'Palestinian Problem'? As far as I can see, Israel/Trump will do their darnest to grab Gaza as a whole or part or expel the resistance to the point of no significant attacks to happen from Gaza for the foreseeable future. Neutralizing Gaza is now a more strategic goal then even West Bank has been. Israel doesn't want another two-front war.

So whatever issues will be 'resolved' will be enable more hostages to return as Netanyahu and Trump replenish Israeli ammo and devise the next major step. You can count on that!

Everyone has a different way they can impact this conflict. Yemeni's have one way, Egypt another. All are needed.

So there are no negotiations.

For the US admin it is 'negotiations'. They'll repeat the same stuff like they did last time. It's non-negotiable for Iran, but US will likely try drafting a new agreement related to sanctions. Doubt it will succeed but Iran is open to talk if US reverts to original nuclear deal and lifts sanctions.
