Iran wasn't actually ever prepared for a war like this and is just riding the storm until Trump is out or world loses patience from status quo.

They lack the capacity. The ballistic missiles were meant as deterrent when coupled with nuclear program + enrichment.

Basically hinting we have technology to go nuclear.

Their mistake was thinking nothing in region would change and US + Israel would be afraid to carry out strikes. While in background the Arrow program + fuel tanker long range exercises for years was more than obviously showing they're training to execute a mission.

Its guaranteed Trump won't get impeached or removed from house so Iran has to conserve capacity for another at least 2-3 years ahead

US can absolutely strike Tehran and other major cities in Iran but they've done risk cost analysis and the current course is least risky + costly not just for US but also US allies. They're slowly degrading IR capabilities and this tempo suits the US and its allies well. They see no reason to strike Tehran right now.

Iranian current leadership apparently also believes this tempo is to their favor. That's where I would disagree with their assessment.
