Our retirement dream is getting another step closer to becoming a reality. We close on the construction loan tomorrow and it funds on Weds.

Received notice from the county addressing unit. We now have an address.

Fees for the permits have been paid. Now a total of $1150 including the permit for grading, the house itself, and the detached workshop. May still break ground this summer. Who knows?

It's been 2-1/2 years since we started this project.

Funny how, growing up in the rural area, I always wanted to be in a suburban environment with others close by. Now, we're somewhat returning to a rural setting. The development has a minimum lot size of 4 acres. We are on 6-1/2. We won't have someone right on top of us.

Absolutely. A small garden is in the plans. At this elevation, a couple different types of plums grow well as do grapes and apples. We have a couple plum trees at the current house.

Grapes do require a considerable amount of water. Given this is an arid state with water issues, we may not move forward. But other vegetable types will be grown. Mrs. AZ currently has a small garden of radishes and something else growing.

The thing we're looking forward to is the solar system. May have posted here originally the system was designed based on the electric usage for our former PHX-area home. Given the cooler temperatures here, A/C usage should be much less than in the valley.

Where the difference is will be with heat in the winter. Unlike the PHX house, which had both NG and electric, this one will be 100% electric. Hence, the solar design took that into account. Further, we will have a minimum of one battery.

The downside is due to state regulations, if you live in an area that can be serviced by the commercial grid, you MUST connect to the grid. It does not mean that we have to have every circuit ON the grid. The plans are already adjusted once we have a certificate of occupancy and are moved in, a good portion of the house will be moved over to the battery. At most, we would have just the HVAC, hot water heater, and appliances on the grid. Everything else will be on solar.

Construction here will be standard 2x6 stick framing. Insulation will be spray foam. Exterior wall R-values will be 30 minimum. The ceiling and under the roof desk will be R-45 to R-50 depending on how you measure it.

My solar system has a 15kw inverter and battery backup of 6kw which gives 3-5 hours of respite from the grid during high tarrif period - 6pm to 10pm. The ACs are not connected to the solar system but everything else is.
Savings - 50% during winter actually mild winter.
25% during summer ☀️
