Iran was attacked by the US / Israel and they killed its leaders. US did a lot of damage to Iran in its bombing campaign. Now to end the war, Iran wants compensation. Iran already dropped the demand of war reparation cost but Iran is demanding its frozen assets to be unfrozen. Its a very just demand. But Problem is Trump till date bashes Obama for giving money to Iran (planes full load of cash that he tells everytime). So, the idea of giving money to Iran is incomprehensible for Trump. That's the main reason for the conflict to prolong. Trump will happily spend 100s of billions on war but won't give 6 to 12 billion to Iran. The zionist lobby which controls Trump also pressures him to not give a dime to Iran. But I think eventually, US will have to give something. The pressure tactics / occasional strikes are just negotiations to push Iran in making concessions.
Iran might be asking for 20 billion + sanctions relief + some fee for strait management. Trump would be saying, no way the strait cannot be tolled, and no sanctions relief but take 1 billion and end this. That's in addition to no enrichment commitment. Iran would be saying Fk-off. It seems both sides are way too far from any middle ground for peace deal.
One word: Lebanon.
The Strait, the fissile material issues could be under the Iranian decision making some years later--they can even renege on any agreement later just like Trump violated the JCPOA. But the bone of contention was and remains Lebanon. During the April talks in Islamabad, most issues were broadly agreed upon except for Lebanon. This was stated by Pakistan's credible analysts like Hamid Mir shortly after the Talks. And that has not changed.
The Israelis want a chunk of the Lebanese territory.
