Old Man's Corners

Consider reinsulating your attic space with spray foam. That is what we are doing.

As for your HVAC, regular cleaning of the coils and replacement of the filters. Believe it or not, when our system runs, I change the filters every 30 days. A friend of mine had his own HVAC business, and installed the new system in the home we sold, was big on that. I agreed. Cheap insurance.

Thanks. A friend had suggested spray foam option; he did in his own house. Worth looking into for me.
My house was built late 2006--almost 20 years old. The HVAC system keeps going but a local HVAC company last year said some plates for the Emergency heating are almost gone and if the HVAC system fails then no heating. But the quote they gave for a replacement was over $8000 for the HVAC unit (attic and outside ones) with the duct system not needing any work. I think we are going to run it to the ground before replacing. It maybe costing us a little extra per month with an inefficient system but forking out so many thousands is not I am ready for. I just hope ours doesn't break down during a severe cold wave.
I replace HVAC filters every 3 months--they are 3 months filters.

Rays win the pennant.

I have to rant a bit.... how the hell does a godforsaken city like Tampa Bay get sports lucky having their NFL team appear in two superbowls and win them and now their MLB team is heading for the WS for the 2nd time in 6 years and 3rd overall with their first being in 08 with team salaries ranking bottom MLB list?!? Not to mention in their short MLB franchise life they have won 5 eastern division tittles which have Yankee's, Redsox and Blue Jays in the division!!! F-San Diego!! Padres have been around since 69 and have TWO effing WS appearance with one WS game win. I won't bring up the former San Diego Charger wth for that team caused a lot of tears from grown men through the decades. This is BS!

I may have had 1-4 beers during the game. Sorry. 😒

i was watching the Rays fans celebrate and got a little pissed off that these fake ass fans who did not sell out some of their playoff games or even sold out during the regular season even though they were in first place in their division for like a million friken games this season and now they get rewarded with a WS? BS! They don't care or have the decades of heart break like us real fans who are cursed with shtty teams.

Depending on the system that was installed, and the level of maintenance, if you're at the 20 year mark you got your money's worth.

Our previous home was built in 2002. In 2018, we replaced both systems. They were both shot. The one was actually worse than the other. It was a function of the builder putting in the lowest grade system they could and taking shortcuts from there with things like not installing start-up capacitors, etc. They didn't even have proper separation around the condensers. The new systems did.

I use the 90 day filters as well yet opt to change on a monthly basis. That is one of the downsides of living in an arid, dusty climate. It wasn't that the filters actually needed to be replaced. My HVAC friend advised it was simply good practice regardless. I've been doing that for 30 years now.

If you do go with the spray foam insulation, the best place to install it is UNDER the roof deck. Not above the ceiling. That is what we are doing with the new house. Previously, code called for R-40 in the attics. Now it is R-49. Since we're applying open cell foam, that will be every bit of 14" of foam. If we were going to apply closed cell, it would be 7".

There are pros and cons to both.
