Had a showing scheduled for 1500 this afternoon for the PHX-metro house. Prospective buyers and agent flaked out. They never showed. Our agent is following up on why as all showings are by appointment only.

There is another showing scheduled for 1115 tomorrow. Agent says a different interested party.

The house will sell. We will sell when we receive an acceptable offer. Low ball offers are being immediately rejected.
 
This is very true.... I haven't seen a doctor since I was 21 years old. I'm talking about making an appointment for check up or physical last time I was seen by doctor was in my mid 20s after a car crash which they took x-rays and MRI as precaution.

Yes I've had pain in certain areas where I say uh-oh or been really sick but I've toughed it out and thanks to my Lord I'm still here feeling well. Someone said I'm living the what I don't won't hurt me life which is kinda true. I don't wanna know because the moment I get checked and they find something it's curtains for me I just know it.

It doesn't hurt to do comprehensive Annual Medical checkups: Blood work, lungs x-ray, prostate exams (ouch!), colonoscopy (ouch!) and whatever you can afford to. You don't want to have something lurking inside you and better to catch that as early as possible. Life is often greatly extended, even in enjoyable ways, if/when problems are caught early on.

PHX metro area is in a unique situation at the moment. The market has currently shifted in favor of the buyer. So sellers are agreeing to concessions such as buying down interest rates, paying buyers' closing costs and their agents' commission. Those concessions can easily run $50K or more. And, there are those who are in a hurry to sell. We aren't. The house is fully paid for and we've lots of upgrades.

As we said to the neighbors, if a buyer were try and build our house today, and with the improvements we did, they would be paying somewhere between $325-350 per sq.ft. I know this because I am working on quotes for the new house. The pool alone would be $30-35K. We put a new roof on 2 years ago. That was $23K and came with a 25 year transferable warranty.

So prospective buyers know that we know what is would cost to replicate and at $292 per sq.ft., they are still getting a bargain.

Local market "experts" are already stating that come spring time the pendulum is going to shift the other way. We shall see. We hope the house sells before then but, we don't need to sell for the sake of selling. We have our other house as well in Yavapai County.

Indeed.

With Mrs. AZ being a cancer survivor (Stage 1 breast), we've been eating a much healthier diet for 9 years now. Well, in my case, when I was home. Any benefits of eating lots of fresh fruits and vegetables went out the window when I was in the field for 2 or 3 weeks at a time. :-(

Now that I'm home, for good, the regimen has tightened up. Clearly helping. I have copies of all my labs as well and the trend line is definitely there.

I am confused. So it is already a buyer's market and what is going to happen in spring time when 'pendulum' is going to shift the other way??

BTW, in case I missed, what are you plans by selling, if you don't mind me asking that?

The pendulum will swing back toward being a seller's market. Demand will be equal to or higher than existing inventory. A few years back, buyers were literally engaging in bidding wars to buy a property. A friend of my was planning to move back from South Carolina. They made offers on 4 houses, lost all because someone else offered more.

In Yavapai County, homes are selling right at asking price and in a few recent cases, above. I am tracking all of that.

Once we sell, and I started a thread here in Member's Club way back, we will build this:

Casa Retiro. The separate garage is the man cave. Solar design is such that with at least 2 batteries, will eventually have 3 for full redundancy, that the house can be 100% off the grid.

Well, this gives me some hope: I am trying to sell a considerable acreage lot to maybe rush into early retirement; the location is great but seems many acreage around are reducing selling prices. I am not in a huge rush though.
